It also demonstrates the roofers’ craft in delivering an immaculate, steeply pitched roof that contributes to the project’s kerb appeal, a significant factor when the asking price for each dwelling is nearly €4 million.
BMI Redland Rosemary Clay Classic plain tiles cover the 1,100m2 area of the main roof, which covers the two large buildings that provide seven four-storey townhouses in a gated community.

A big challenge was the steep pitch of the building – 53o – with the battens fixed so closely together. This meant that the operatives had to use fall arrest systems to ensure their safety. There were also a lot of intricate lead details also and cutting the tiles at valleys and hips and using the double tile needed focus and precision.
There was also a mono ridge detail designed for the flat roof / pitched roof abutment. But after some discussion, the detail was altered to allow for a standard ridge. We built the parapet at the flat roof at a pitch which meant we could tile the inside of the parapet wall with a standard ridge on top. This was a much more effective ridge detail than the original design.
The tiles used were BMI Redland Rosemary Clay Classic plain tiles in Red with 60 tiles per m2 over an area of 1,100m2. This was the first roof we installed using BMI Redland tiles, and they proved to be a very good product to work with.
We had four different teams working on this project including our carpenters, tilers, flat roofers and lead workers. Coordinating between the 4 teams, along with the other contractors on site was sometimes testing.
The BMI Redland Rosemary Clay Classic plain tiles were Installed as per standard installation guidelines. There were 60 tiles per m2 so the battens were fitted at 100mm c/c which is a lot closer than standard. We used the 50mm battens as spacers between two battens to install the battens more efficiently.

The new development now has an aesthetic and fit for purpose roof, and the clients were very happy with the outcome of the job. The pictures speak for themselves and the addition of BMI Redland Rosemary Clay Classic has only added to the visual appeal of the development.
